Applying & Leasing
There is a $75 application fee per person over 18, and a $200 administrative fee per household.
Our rental criteria includes income verification, credit, criminal background, and rental history screening. For complete qualification requirements and policies, please review the Rental Criteria.
Application fees are non-refundable. Administrative fees are refunded only if the application is declined or canceled within 72 hours of submitting the application.
To complete your application, you will need a valid government-issued photo ID and proof of income. Please refer to our Rental Criteria for accepted forms of income verification and additional qualification details.
We offer lease terms ranging from 6 to 15 months.
To reserve your new home at Mosby Poinsett, you must complete the rental application and pay the application and administrative fee.
Pricing & Fees
Residents are responsible for water/sewer, electricity, trash services, and internet. Water, sewer, and trash services are paid in addition to the monthly rent; electric and internet are paid directly to the service provider.
Residents pay $30 for valet trash services, $5 for pest control, $3.95 for utility billing, and $14 for trash compactor pickup services. Optional monthly fees include $10 for renter’s insurance, $25 for pet rent, and $150 for garage rental.
Yes, renter’s insurance is required for all residents. Our leasing team can provide additional information about coverage requirements and available options.
Mosby Poinsett is partnered with Flex and Livable to offer flexible rent payment options for qualifying residents. Ask our leasing team for more information on how these programs work.
Our standard security deposit is $200 for approved applicants. Additional deposits or conditions may apply based on the screening process.

Yes! Mosby Poinsett is one of the most pet-friendly communities in Greenville, SC!
No! Mosby Poinsett allows all dogs and cats, regardless of breed or weight.
Residents are permitted up to three (3) pets per household.
A one-time, non-refundable pet fee of $350 is due for the first pet, with an additional $150 fee for each additional pet. Monthly pet rent is $25 per pet.
Mosby Poinsett has a dog park, dog spa, and plenty of green space that’s perfect for walks. We’re also located just minutes from the Swamp Rabbit Trail, with a public access point only about a 4-minute drive from the community.

Mosby Poinsett has a 24-hour fitness center, swimming pool with an outdoor kitchen, fire pit, business center and conference room, dog park, dog spa, and clubhouse lounge.

Yes! Our community features Luxer One package lockers for secure and convenient package pickup.

Our community has garages that are available for $150 per month. Our Carriage Home floorplan has an attached garage.
